NOTICE is hereby given that the City of West Melbourne, Brevard County, Florida, has called for Public Hearing(s) to be held as follows:
West Melbourne Planning and Zoning Board, June 14, 2023, 6:30 p.m., or as soon thereafter as the matter may be heard in the City Council Chambers, 2285 Minton Road West Melbourne, Florida. This meeting may include the attendance of one (1) or more members of the West Melbourne City Council who may or may not participate in the Board discussions held at this public meeting.
West Melbourne City Council, June 20, 2023, at 6:00 p.m., or as soon thereafter as the matter may be heard in the Council Chamber located at 2285 Minton Road, West Melbourne, Florida. The City Council will take public comment, the Planning and Zoning Board’s recommendation and consider the following:
A request for a small scale comprehensive plan amendment, (SSA) to change the land use designation on +/- 3.86 acres of property located on the southeast corner of Ellis Road and John Rodes Boulevard from Industrial (IND) to Commercial (COM) and to consider a rezoning from Light Industrial and Warehousing, (M-1) to Low Density Commercial (C-1), on property more particularly described as follows:
A portion of the West 1/2 of the North 1/2 of the Northeast 1/4 of the Northwest 1/4 of Section 35, Township 27 South, Range 36 East, Brevard County, Florida, lying South of Ellis Road and East of John Rodes Boulevard and being more particularly described as follows: Commencing at the Northwest corner of the Northeast 1/4 of the Northwest 1/4 of said Section 35; thence South 0°37'46" West, a distance of 50 feet; thence South 89°54'34" East, a distance of 470.02 feet; thence South 0°40'03" West, a distance of 15 feet to the Point of Beginning, said point also being on the South Right-of-Way line of Ellis Road; thence leaving said Right-of-Way line continue South along said line, a distance of 566.06 feet; thence North 89°51'23" West to the East Right-of-Way line of John Rodes Boulevard, a distance of 429.33 feet; thence North 0°37'46" East along said Right-of-Way line, a distance of 380.66 feet; thence leaving said Right-of-Way line, South 89°54' 34" East, a distance of 404.59 feet; thence North 0°40'03" East to the South Right-of-Way line of Ellis Road, a distance of 185 feet; thence South 89°54'34" East along said South Right-of-Way line, a distance of 25 feet to the Point of Beginning.
Containing 3.86 acres, more or less.
The Planning and Zoning Board will take public comment, consider the items, and make a recommendation to the City Council.
The proposed comprehensive map amendment and rezoning are available for public inspection at City Hall, 2240 Minton Road, West Melbourne, Florida. All persons wishing to be heard should appear in person at these hearings or send written comments to the City Clerk. All persons and parties are hereby advised that if they should decide to appeal any decision made by the City with respect to any matter considered at the public meeting or hearing described in this notice, they will need a record of the proceedings, and for such purpose, said person or party may need to ensure that a verbatim record of the proceedings is made, which record includes the testimony and evidence upon which the appeal is to be based (Chapter 286, Florida Statutes).
