NOTICE is hereby given that the City of West Melbourne, Brevard County, Florida, has called for Public Hearings to be held as follows:
West Melbourne Planning and Zoning Board, October 12, 2022, 6:30 p.m., or as soon thereafter as the matter may be heard in the City Council Chambers, 2285 Minton Road West Melbourne, Florida. This meeting may include the attendance of one (1) or more members of the West Melbourne City Council who may or may not participate in the Board discussions held at this public meeting.
West Melbourne City Council, October 18, 2022, 6:30 p.m., or as soon thereafter as the matter may be heard in the City Council Chambers, 2285 Minton Road, West Melbourne, Florida.
The purpose of these public hearings is to consider the following:
A request for small scale comprehensive plan map amendment, (SSA) to change the land use designation on 2.4+/- acres of property located at 1425 S Wickham Road at the southeast corner of Pinecrest Avenue and Wickham Road, from LD-RES (Low Density Residential) to MD-RES (Medium Density Residential) on property more particularly described as follows:
Lots 21, 22, 23, 24 and 25, L.S.T. Estates, according to the Plat thereof as recorded in Plat Book 9, Page 83, Public Records of Brevard County, Florida, less and except road right-of-way.
A request a for Preliminary Plat and Development Agreement approval for “Townhomes at Pinecrest”, a proposed mixed use subdivision consisting of (20) single-family residential townhome lots and (2) mixed used lots located at 1425 S Wickham Road and assigned Parcel Number 28-36-01-01-*-E.13 by the Brevard County Property Appraiser, and more particularly described as follows:
Lots E13, E14, E15, 21, 22, 23, 24 and 25, L.S.T. Estates, according to the Plat thereof as recorded in Plat Book 9, Page 83, Public Records of Brevard County, Florida, less and except road right-of-way.
All of the above being more particularly described as follows: Begin at the Northeast corner of said Lot 21 and run S00º11’13”W along the East line of said Lot 21, a distance of 285.24 fee to the Southeast corner of said Lot 21; thence S89º58’07”W along the South line of Lots 21, 22, 23, 24, 25 and E13 a distance of 527.51 feet to the East right-of-way line of Wickham Road as described in Official Records Book 5584, Page 2730, Public Records of Brevard County, Florida; thence run N00º17’00”W along the said East right-of-way line and along said East line of lands described in Official Records Book 5584, Page 2730, a distance of 272.07 feet; thence N44º49’52”E along the said East right-of-way line and along said east line of lands described in Official Records Book 5584. Page 2730, a distance of 18.35 feet to the intersection with the South right-of-way line of Pinecrest Avenue, a 40 foot wide Public right-of-way as per said Plat of L.S.T. Estate; thence N89º57’01”E along said South right-of-way line 516.85 feet to the Point of Beginning. Containing 3.46 acres more or less.
Consideration of a code amendment to Chapter 98, Zoning, Article III. Districts, Division 21. Community Redevelopment Area Districts (C-NH and C-W) to amend regulations for mixed use projects.
The Planning and Zoning Board will take public comment, consider the requests and make recommendations to the City Council. City Council will take public comment and recommendations from the Planning and Zoning Board and consider the requests.
All persons wishing to be heard should appear in person at these hearings or send written comments to the City Clerk. All persons and parties are hereby advised that if they should decide to appeal any decision made by the City with respect to any matter considered at the public meeting or hearing described in this notice, they will need a record of the proceedings, and for such purpose, said person or party may need to ensure that a verbatim record of the proceedings is made, which record includes the testimony and evidence upon which the appeal is to be based (Chapter 286, Florida Statutes). The public hearing may be continued to a time and date certain by announcement at this scheduled hearing without any further published notice.
