Public Hearing - Comp Plan and Rezoning for SJRWMD

Notice is hereby given that the City of West Melbourne, Brevard County, Florida, has called for Public Hearing(s) to be held as follows: 

West Melbourne City Council, October 4, 2022, at 6:30 p.m., or as soon thereafter as the matter may be heard in the Council Chamber located at 2285 Minton Road, West Melbourne, Florida.  The City Council will take public comment, the Planning and Zoning Board’s recommendation and consider whether to adopt the proposed Comprehensive Plan Amendment No. 2022-02 (LSA) map amendment, rezone the subject property to City of West Melbourne P-1 (Institutional) and adopt the following ordinances.

ORDINANCE NO. 2022-14

AN ORDINANCE OF THE CITY OF WEST MELBOURNE, BREVARD COUNTY, FLORDA AMENDING THE FUTURE LAND USE MAP OF THE COMPREHENSIVE PLAN TO PROVIDE FOR INST (INSTITUTIONAL) LAND USE FOR A 59.24 ACRE PARCEL GENERALLY LOCATED WEST OF ST. JOHNS HERITAGE PARKWAY, APPROXIMATELY 2,500 FEET NORTH OF US-192 (SR 500) AND AS MORE FULLY DESCRIBED HEREIN; ESTABLISHING AN APPROPRIATE LAND USE FOR THE PROPERTY; PROVIDING FOR INCORPORATION INTO THE COMPREHENSIVE PLAN; EXTENDING THE GOALS, OBJECTIVES, AND POLICIES AND OTHER LAND USE PLANNING REQUIREMENTS TO THE PROPERTY; AND, PROVIDING AN EFFECTIVE DATE.

ORDINANCE NO. 2022-15

AN ORDINANCE OF THE CITY OF WEST MELBOURNE, BREVARD COUNTY, FLORIDA, REZONING A 59.24 ACRE PARCEL OF LAND GENERALLY LOCATED WEST OF ST. JOHNS HERITAGE PARKWAY, APPROXIMATELY 2,500 FEET NORTH OF US-192 (SR 500) AND AS MORE FULLY DESCRIBED HEREIN, FROM R-1A (SINGLE-FAMILY RESIDENTIAL) P-1 (INSTITUTIONAL); PROVIDING AN EFFECTIVE DATE.  

Comprehensive Plan Amendment No. 2022-02 (LSA) map amendment proposes to amend the City’s future land use map to designate Institutional (INST) use for the subject property consisting of 59.24 acres more or less. 

Map showing SJRWMD PropertyThe property is located as indicated on the map of this advertisement, west of Interstate 95, north of U.S. 192, and west of the St Johns Heritage Parkway, and is assigned Parcel Identification Number 27-36-34-00-503 by the Property Appraiser of Brevard County. The property is more particularly described as follows: 

A portion of the Southwest Quarter of Section 34, Township 27 South, Range 36 East, Brevard County, Florida being more particularly described as follows:

Commence at the Southeast corner of the Southwest Quarter of Section 34, Township 27 South, Range 36 East, Brevard County, Florida; thence South 89º27'21" West, a distance of 746.70 feet along the South line of the Southwest Quarter of said Section 34 to the POINT OF BEGINNING; thence South 89º27'21" West, a distance of 1902.35 feet along said South line to the Southwest corner of Section 34; thence North 00º09'33" West, a distance of 1249.85 feet along the West line of said Section 34 to the Northwest corner of the South 1/2 of the Southwest 1/4 of Section 34; thence North 89º31'48" East, a distance of 2114.83 feet along the North line of the South 1/2 of the Southwest 1/4 of said Section 34; thence departing said North line, South 00º50'03" East, a distance of 359.60 feet; thence South 29º23'16" West, a distance o116.10 feet; thence South 07º27'10" West, a distance of 122.86 feet; thence South 14º28'56" East, a distance of 293.34 feet to a point on the Westerly Right of Way line of St. Johns Heritage Parkway; thence South 30º33'36" West, a distance of 199.71 feet along said West line lo the point of curvature of a tangent curve concave Southeasterly, having a radius of 2969.79 feet and a central angle of 04º36’49"; thence Southwesterly 239.14 feet along the arc of said curve to the POINT OF BEGINNING. Containing 59.24 acres, more or less.

The public hearing(s) may be continued to a time and date certain by announcement at the scheduled hearing without any further published notice.  A copy of the proposed comprehensive plan amendment is available for public inspection at City Hall, 2240 Minton Road, West Melbourne, Florida. All persons wishing to be heard should appear in person at these hearings or send written comments to the City Clerk.  All persons and parties are hereby advised that if they should decide to appeal any decision made by the City with respect to any matter considered at the public meeting or hearing described in this notice, they will need a record of the proceedings, and for such purpose, said person or party may need to ensure that a verbatim record of the proceedings is made, which record includes the testimony and evidence upon which the appeal is to be based (Chapter 286, Florida Statutes).   In compliance with the Americans with Disabilities Act (ADA), anyone who needs a special accommodation for this meeting should contact the City Clerk at (321) 837-7774 at least 24 hours in advance of this meeting.
